The 35-40 km stretch from DLF Phase-3 of Gurugram to Bilaspur Kalan along NH-48 offers residential as well as a few industrial plots. The area falls under Haryana in NCR with well-developed highways and roadways. 

The stretch  is closely connected with Delhi via Dwarka Expressway and Delhi-Jaipur Expressway (NH-48). Such key connecting roads link this area with the employment hubs of Gurugram and Delhi. The Western Peripheral Expressway further connects it to neighbouring states and cities. Here, plots are available in areas like DLF Phases 2, 3, 4, Sushant Lok, Sectors 102, 57, 45, 6, Pace City-II, Kherki Daula, Garden City, IMT Manesar, KMP Expressway and Pataudi, among others. 

The region is rapidly growing with options for affordable housing available in the outskirts. The upcoming infra developments are expected to drive growth in the coming years. Extension of yellow line of the Delhi metro will touch upon this area and is expected to benefit the residents and buyers here.

As per Magicbricks data, more than 500 plots are listed for sale on the website. Residential plots in DLF Phases 2, 3, 4 and Sushant Lok are situated near the highway (NH-48), commanding a higher price. Those located off the highway, in the interiors, such as sectors 45, 57 and 102 are affordable in comparison. 

Along with residential plots, industrial plots are also available in Pace City-II near sector 37. The sizes of plots are between 150-500 sq yards. Plot rates range within Rs 1-5 crore. Dimensions of industrial plots are 250-400 sq m and are priced at Rs 2-8 crore. Plots are also available within gated communities, especially in private projects. 

Construction of upto 4-5 floors is permitted in some layouts. The width of the plot facing roads is 10, 12, 18, 24 or 30 m. Land here comes under the purview of Haryana Urban Development Authority (HUDA) and Haryana Housing Board (HHB). Individual owned and unapproved plots are also present as you move towards Pataudi and Manesar. DLF Limited, K Raheja Corporation, BPTP Limited and Ansal API are the prominent developers offering plot projects in this area. Cooperative Group Housing Society (CGHS) plots are also available near Sushant Lok.

Apart from NH-48, Dwarka Expressway, Western Peripheral Expressway, roads such as Delhi, Basai, Pataudi, Mehrauli-Gurgaon, IMT along with sector roads offer widespread connectivity. 

The yellow line of Delhi Metro and the rapid metro are 2-6 km and 15-20 minutes away from Sushant Lok, DLF Phases 1, 2, 3 and nearby areas. 

However, other localities on this stretch are placed distantly from the metro and rely on buses, autos, cabs and rail network for commuting. Gurugram, Basai-Dhankot and Pataudi Road train stations are 30-45 minutes away. Bus stops in the sectors and DLF are present along the stretch. It takes 40-50 minutes to reach the Indira Gandhi International Airport from this region. 

Schools such as Delhi Public, Sharda International, Guru Dronacharya, Euro International and Royal Public Senior Secondary are situated along the stretch within 5 km from the respective localities. SGT and Amity Universities are present in the vicinity. Prominent hospitals such as Max, Fortis, Civil, Shri Balaji Multispeciality and  ESIC are 5-10 km away. 

Gurgaon Dreamz Mall and malls situated on the MG Road in Gurugram are closest from DLF, Sushant Lok, Sector 6 and Pace City. HUDA markets, general stores and complexes cater to the daily needs of the residents.

Cyber City, Udyog Vihar and office spaces on the Golf Course Extension Road are easily accessible from this stretch. 

IMT Manesar is home to automobile giants such as Maruti Suzuki, Jaguar, Honda and Toshiba. Automobiles parts, accessories and manufacturing units are present in this area. Industrial entities are also present near sector 37. 

A MRTS (Mass Rapid Transit System) route is planned between Gurgaon railway station and Manesar and will be developed in phases. The route connecting Manesar and Bawal will be taken up in the second phase. 

The Haryana cabinet recently approved a final detailed project report (DPR) of the yellow line metro rail, which will be extended from the Huda City Centre to several parts of old Gurugram and areas of this corridor. Metro stations will come up at sectors 7, 37 and Basai village, bringing it closer to sector 6 and Pace City areas.

The Delhi SNB RRTS corridor passing through industrialised areas of Haryana and Rajasthan is a crucial infrastructure project coming up along the corridor which is expected to impact the real estate market of this cluster.

Connectivity via road and upcoming infrastructure are key drivers of this cluster that attract end users as well as investors. Rural establishments near Pataudi and Manesar due to distance from the city, make this part of the corridor economical. Though traffic snarls on NH-48 and on the nearby prominent roads prevails.
